At Luxury Seaside Rentals, we strive to ensure clear, fair, and consistent booking terms. All property reservations are processed through Airbnb.com, Booking.com, or VRBO.com. By submitting a booking request, guests agree to the terms outlined below, as well as those provided on the relevant booking platform’s listing page and in the Rental Agreement.

Booking Channels, Payment Methods and Cancellation Terms

All reservations for our vacation rentals are processed exclusively through Airbnb.com, Booking.com and VRBO.com. Guests can choose between two verified and secure payment options, both fully protected by the booking platform used for the reservation.

A. Booking Platform Payments

Guests complete the payment directly with the booking platform. The booking platform collects and securely holds the payment until the guest completes their stay. After checkout, the payout is released to Luxury Seaside Rentals An additional 10% service fee charged by the platform covers payment handling, booking protection and customer support.

Booking Platform Rate Plans and Cancellation Terms

• Guests pay a deposit equal to the first night’s stay at the time of booking.
• The remaining balance is charged on the check in date.
• Free cancellation is available up to 14 days before check in.
• If canceled within 14 days of check in, the first night’s stay will be charged as a cancellation fee.
• Refunds and cancellations are processed directly by the booking platform according to its policies and timelines.

This option ensures full platform protection and automated, verified transactions.

B. Direct Host Payments

All communication and booking confirmation remain within the booking platform’s official message system to ensure transparency and compliance with each platform’s hosting guidelines. Guests receive a secure Stripe payment link, generated by our team and sent through the booking platform chat and by email.

• A variety of payment methods is available, inluding credit card, debit card or bank transfer.
• After successful payment, guests automatically receive a digital invoice and payment receipt.
• This payment option continues to be covered by the booking platform’s guest protection policy, since all records and communications remain within the verified platform.
• Guests who select this option benefit from lower rates, because booking platform payment handling fees do not apply.

Host Rate Plans and Cancellation Terms

1. Genius Rate

• Guests receive up to a 15% discount compared to the Standard Rate.
• A deposit equal to the first night’s stay is required within 30 days before check in.
• The remaining balance is charged on the check in date.
• Free cancellation is available up to 14 days before check in.
• For cancellations made within 14 days of check in, a cancellation fee equal to one night’s stay will apply.
• Refunds, when applicable, are issued to the original payment method within 1–3 business days after approval, and banks generally apply funds within 5–10 business days.

2. Promotional Rate

• Guests receive up to a 35% discount compared to the Standard Rate.
• Full payment is required within 30 days before check in to confirm the reservation.
• Free cancellation is available up to 14 days before check in.
• Cancellations made within 14 days of check in are non refundable.
• In exceptional cases, Luxury Seaside Rentals may offer a one time courtesy date change, based on availability, without issuing a refund.

Important: Please review all payment and cancellation terms displayed on the booking platform before finalizing your reservation. By confirming a booking, guests acknowledge and agree to these terms.

Modifications to Reservations

More Than 14 Days Before Check-In

• Date or property changes may be requested up to 14 days before check-in, subject to availability.
• Any difference in rate will be charged or refunded accordingly.

14 Days or Less Before Check-In

• Changes requested within 14 days of arrival are subject to approval and may incur additional fees.

Early Departures & No-Shows

• Early departures: Unused nights are non-refundable.
• No-shows: For Standard or Promotional Rates, the first night’s stay is charged and the remaining booking canceled. For Non-Refundable Rates, no refund is issued.

Security Deposits

Some properties require a refundable security deposit, stated on the listing before booking. Deposits cover potential damages or excessive cleaning and are refunded after check-out if no issues are found (typically within 3–5 business days), to the original payment method.

Right to Cancel Reservations

Luxury Seaside Rentals may cancel reservations if:

• There is a violation of house rules or policies (e.g., unauthorized parties or events).
• Fraudulent or misleading information is detected.
• Force majeure events occur (e.g., natural disasters, government restrictions, or other circumstances beyond our control). When possible, credits or alternative dates will be considered on a case-by-case basis.

Payment Methods

Payment options (credit/debit cards and where offered bank transfer) are displayed at the time of booking on the applicable platform. Transactions are processed via the booking platform’s secure gateway or via Stripe for eligible host-processed payments, and comply with PCI security standards.

Additional Fees

• Cleaning Fee: A standard $300 cleaning fee is applied per booking to cover professional cleaning and preparation.
• Parking: Listings specify included parking; most properties include at least one complimentary space.

Complimentary Services

• Free Wi-Fi in all properties.
• Self check-in with a personalized PIN code sent approximately 5 days before arrival.
• Premium linens and essentials; some properties may include access to pools, fitness facilities, or beachfront amenities (see listing details).

Property Access & Viewings

To protect guest privacy and operational readiness, pre-arrival property viewings are not offered. Each listing includes high-quality photos, detailed descriptions, and guest reviews to support informed booking decisions.

Insurance Recommendation

We recommend purchasing travel insurance to cover unexpected changes to your plans or travel disruptions.

Policy Updates

This cancellation policy may be updated periodically. The version in effect at the time of booking governs your reservation.
